Congratulations to Jack Aleckson
Congratulations to Jack Aleckson who has been selected as a LEADER in the 2010 Pelerman Leadership Excellence Program.
The 2010 Pelerman Leadership Excellence Program is going to be held from the 9th - 11th of April, 2010 at the APEX Camp Mudjimba on the Sunshine Coast.
Well done Jack!

Funeral Service for Saxon Bird
A service to honour the life of champion Queenscliff Ironman Saxon Bird will be held at his old school, St Patrick's College, Strathfield on Friday, March 26 at 10:30am.
Bird, 19, lost his life in a tragic accident while competing in the Australian Surf Life Saving Championships at Kurrawa last Friday.
Following the service the Bird family will attend a private burial for the NSW under 19 Ironman champion and Sydney Northern-Beaches Branch team representative.
The family has also requested that in lieu of flowers that donations be made to the Queenscliff SLSC where Saxon first joined as a Nipper at age eight.
The club will also hold a special memorial service for all Sydney Northern Beaches clubs and friends (Details to be announced in coming weeks).

SAXON BIRD
Saxon joined Queenscliff as a nipper 12 years ago, aged eight.
He was an outstanding nipper, winning numerous branch and state titles.
He won under 15 and under 17 Australian surf races in 2006 and 2008.
He was an outstanding young Ironman, placing in the Australians in 2006 and 2007.
He won the NSW Ironman title in 2010.
Saxon was even better in a team event than individually, gaining a 3rd in Australian titles as a member of the 2008 Queenscliff lifesaver relay team.
He attended St Patrick's College, Strathfield and was in his second year of a Business Commerce degree at UTS.
He was recently awarded a Queenscliff SLSC university scholarship, as an outstanding club member, competitor and student.
Saxon was a champion athlete, champion student, champion son and champion bloke.

When someone is going to sell their home or property should they list it exclusively with one agent or agency?
Definitely yes, provided that agent is competent, honest and has a good track record. Being exclusively listed with one agent means that he or she will put a lot more time and energy into marketing your property. That's because no agency can afford to spend advertising dollars that don't get results so they just aren?t going to advertise non exclusive properties, it?s that simple. Sure they'll put a card in their window and list them in the non featured sections of the internet. But as for a properly prepared media campaign that will get you the price you want fast an exclusive listing is definitely the way to go.
Can any agent from any agency still introduce their buyers to your property?
Yes in fact if your Agent has your best interest in mind he can actually promote your property to other agencies. Best of all though is you are dealing exclusively with one professional who will do his or her utmost to ensure you get the best possible price for your home in the current market.
Are sales contracts with a subject to finance clause or condition, common?
Yes they are very common. What it means is the vendor is simply allowing the purchaser a grace period in which the purchaser's Bank or Lender can assess the property. Generally a professional valuer will visit the property and write a report back to the bank. The bank then assesses the valuation and decides if it will lend the amount requested by the purchaser. All being well the bank or lender gives the purchaser the OK to go ahead and the sales contract becomes "unconditional". Usually this period is between 7 -21 days from the date of signing. Note: this is only in general and anyone buying or selling should refer to their legal representative for advice on their particular documents.
What are things that can be done to better prepare a home for sale?
Presentation goes a long way to making someone want to make your property their own. Make sure the gardens and lawns are tidy, sports equipment and toys neatly stored, bins out of site, simple things that are easy to overlook when you see them every day. Inside get rid of clutter especially from the kitchen, make sure your home presents at its best. Remember you only get one chance to make a first impression. If your agent mentions something needs to be removed or tidied don't shoot him. He is trying to show your house in its best light and he can see it through the eyes of a potential buyer.
